Villages and outlying areas
Alongside the towns listed above we regularly work in the surrounding villages and rural areas, including Staveley, Burneside, Arnside, Grasmere, Coniston, Hawkshead, Cartmel, Dalton-in-Furness, Bolton-le-Sands, Silverdale, Ingleton, Kirkby Stephen and Shap.
If your village is not named here it does not mean we do not cover it. The simplest thing is to call — we will tell you straight away whether you are inside our patch, and we do not add travel surcharges anywhere within it.
Working across the Lake District
A significant share of our work involves holiday accommodation across the National Park. That work has particular demands: inspections and testing need to fit changeover days, external installations need specifying for genuine Cumbrian weather rather than catalogue conditions, and properties inside the Park often carry planning sensitivities on anything visible from outside.
How our coverage works
We are based in Kendal and work outwards from there. In practice that means the towns closest to us — Milnthorpe, Staveley, Burneside, Windermere — are the easiest to reach at short notice, while jobs at the outer edge of the radius, in Barrow, Penrith or Morecambe, are usually better planned in advance so we can give you a proper slot rather than squeezing you in.
There is no travel surcharge anywhere inside the 30-mile area. A quote for a consumer unit upgrade in Grange-over-Sands is priced the same way as the identical job in Kendal. We would rather price the work honestly than pad it with mileage, and if a job is genuinely too far out to be worth either party's time we will say so rather than quote high and hope.
Property types across the region
The housing stock in this part of the country varies enormously over quite short distances, and that shapes the work. Kendal and the market towns are dominated by limestone terraces and Georgian and Victorian stock, much of it listed or in conservation areas. The Lake District towns lean heavily towards holiday accommodation and large period villas. Lancaster and Morecambe bring dense private rented housing, student HMOs and converted seafront properties. Out towards Sedbergh and the Eden Valley it becomes farms, barn conversions and remote properties with long supply runs.
Each of those brings different problems. Period property means cable routes that have to respect original fabric. Rented stock means compliance deadlines and inspection reports. Rural property means specifying for longevity, because nobody wants a return visit from an electrician forty minutes away. We work across all of it, which is the main advantage of covering a genuinely local area rather than a notional national one.
Booking work outside Kendal
For anything beyond a simple job we will visit first, look at what is actually there and quote in writing. That visit is free wherever you are in the coverage area. For smaller jobs at the outer edge of the radius we will often suggest combining the visit with the work itself where that is practical, which saves you a wait and saves us a journey.
Rural and farm properties
Out towards Sedbergh, the Eden Valley and the Lune valley, a lot of properties are farms, barn conversions and houses a long way from the nearest neighbour. Long supply runs, three-phase installations and outbuildings that need robust weatherproof specification are all routine for us. Where a property is remote, we specify for longevity rather than the cheapest compliant option.
