Straightforward PAT testing, minimal disruption
PAT testing checks that portable electrical appliances are safe to use. It matters most where you have a duty of care to someone else — employees, tenants or guests — and where an insurer or a booking platform will want to see evidence that the check has been done.
For holiday lets across the Lake District this has become close to standard practice. Kettles, toasters, hairdryers, heaters and vacuum cleaners in a property used by a steady stream of guests take considerably more punishment than the same items in a family home, and a failed appliance in a let is a problem you find out about at the worst possible moment.
How we work
- Full asset register — every item logged, labelled and recorded with its test result
- Certificates on the day — no waiting weeks for paperwork
- Clear fail reporting — anything that fails is labelled, removed from service and reported to you
- Minor repairs on the spot — a re-wired plug or replaced fuse is often all that is needed
- Scheduled around you — changeover days for lets, out of hours for offices where required
- Portfolio pricing — competitive rates across multiple properties
How often should appliances be tested?
There's no single legally fixed interval. The requirement is that equipment is maintained in a safe condition, and the appropriate frequency depends on the environment and the type of equipment. Annual testing is common for holiday lets and offices. Higher-risk environments and equipment that moves around a lot may warrant more frequent checks. We'll advise on a sensible interval for your situation rather than applying a blanket rule.

Common questions
Is PAT testing a legal requirement?
The law requires electrical equipment to be maintained in a safe condition; it does not name PAT testing specifically or set a fixed interval. In practice testing is the accepted way of demonstrating that duty has been met, and most insurers, employers and booking platforms expect to see it.
How often should a holiday let be PAT tested?
Annual testing is the common standard for holiday accommodation, reflecting the heavier use appliances get from a changing stream of guests. Some booking platforms and insurers specify their own interval, so it is worth checking your policy.
What happens if an appliance fails?
It is labelled as failed, taken out of service and reported to you. Often the fault is minor — a faulty plug or fuse — and we can repair it on the spot and retest. Anything beyond economic repair we will tell you about plainly.
How long does PAT testing take?
A typical holiday let or small office takes an hour or two depending on the number of appliances. Larger premises take longer. We can usually work around opening hours or changeover days to avoid disruption.
